Senior Preconstruction Manager – Charlotte, NC

A top-tier, employee-owned commercial general contractor in the Southeast is actively seeking a Senior Preconstruction Manager to join their Charlotte-based team. Known for their long-standing client partnerships and industry excellence, this organization has a strong presence across multiple markets including healthcare, higher education, mixed-use, and industrial.

As a Senior Preconstruction Manager, you will play a key leadership role in the early phases of projects, helping guide strategy, pricing, and design coordination. You will manage and mentor a team of estimators, drive cost analyses, and collaborate directly with project executives and clients to shape successful outcomes.

Key Responsibilities

• Lead the preconstruction process from conceptual budgeting through GMP delivery
• Prepare detailed cost estimates at all phases: conceptual, schematic, and design development
• Coordinate with design teams, consultants, and clients to ensure alignment of scope, budget, and expectations
• Oversee quantity take-offs using on-screen software and estimating platforms
• Provide mentorship and direction to junior preconstruction team members
• Analyze market conditions and vendor/subcontractor pricing to ensure competitiveness and accuracy

Qualifications

• 10–15 years of preconstruction experience in the commercial construction industry
• Strong leadership background with successful team oversight and project delivery
• Proficiency in preconstruction and takeoff tools such as Bluebeam, Timberline Estimating, and On-Screen Takeoff (or similar software)
• Bachelor’s degree in Construction Management, Engineering, or related field preferred
• Ability to manage multiple complex project estimates simultaneously
