Job Title: Commercial Property Manager – Office & Retail Office Properties

Location: Irvine, CA

Pay: $85-$105k/year per year

Schedule: Monday - Friday 8am-5pm

Position Summary:

We are seeking an experienced and proactive Commercial Property Manager to oversee a portfolio of office and/or retail office buildings . This role is responsible for the full spectrum of day-to-day property operations, including tenant relations, financial performance, vendor management, maintenance oversight, and lease administration.

Key Responsibilities:

  • Manage the daily operations of assigned commercial properties (office and/or retail office buildings).
  • Foster strong relationships with tenants, ensuring high levels of satisfaction and prompt resolution of issues.
  • Oversee maintenance and building operations, ensuring properties are clean, safe, and compliant with building codes and standards.
  • Collaborate with vendors and contractors for ongoing maintenance, capital projects, and repairs.
  • Prepare, manage, and reconcile property operating budgets, capital expense budgets, and monthly financial reports.
  • Review and approve invoices, monitor expenses, and manage rent collections and tenant chargebacks.
  • Coordinate lease administration duties including new lease setups, rent escalations, CAM reconciliations, and tracking critical dates.
  • Manage tenant move-ins and move-outs, space planning, and construction coordination when applicable.
  • Ensure compliance with lease obligations, municipal regulations, and safety/environmental requirements.
  • Support ownership and asset management teams with reporting, strategic planning, and capital improvements.

Qualifications:

  • 3–7+ years of commercial property management experience , with a focus on office or retail assets .
  • Strong working knowledge of lease agreements, operating expense reconciliations, and property budgeting.
  • Proficiency in property management software (e.g., Yardi, MRI, Building Engines, Angus) and Microsoft Office Suite.
  • Exceptional communication, organizational, and leadership skills.
  • Ability to manage multiple properties and prioritize effectively in a fast-paced environment.
  • Experience in tenant improvement oversight and capital project coordination.
